Basement Refurbishment at Dr. Steevens’ Hospital, Dublin

The building is a protected (Listed) structure and is currently being used as Health Service Executive (HSE) administrative headquarters, located opposite Heuston Station in Dublin.

QMAC Construction successfully completed c. EUR 1.6m of refurbishment work to convert the northern and eastern basement wings into modern corporate office spaces.

The upper floor of the building was operating at full capacity and the refurbishment of the basement represented the only feasible option to provide additional administrative space. The work required the full refurbishment and fit-out of the basement areas to a modern standard with individual rooms being converted into offices, meeting rooms, hot desk locations, ancillary support rooms such as toilet facilities, a small pantry area and storage facilities. Additionally, the existing ground floor canteen seating space was segregated and converted to a usable hot spot/shared desk office space.

The main work consisted of general internal refurbishment including new doors, floors, walls, and ceiling finishes with new mechanical and electrical services including ventilation, power, data, lighting etc. No major structural works were required other than remedial works to the external walls and some isolated underpinning and new structural floor installation within specific areas of the basement. Civils works were undertaken within the existing ground floor courtyard to amend existing drainage layouts.

The client stipulated the requirement for continued occupancy of the upper floors during works with minimum disruption to services and access. Consequently, the project was delivered in two phases with out-of-hours working and the provision of sealed dust proof enclosures to protect occupied areas. Specialist works to remove asbestos and damp proofing services also formed part of the contract.
